Pending no problems

Well, the house in Florida was listed exactly one week ago today. And this is what Zillow is stating as of now:

The price was negotiated a tad, but I think all sides (the buyer, me, the agents) are all happy with the result.

“Pending” means the buyer is now having an inspection done — well, the inspector did most today — and will need to get their mortgage approval, then it goes “under contract” or something like that.

The inspector had a couple of areas he couldn’t check because I was not there. But, my big 4WD SuperCrew F-150 was. Yep, sitting in the garage blocking access to the attic, and making it impossible for the inspector to see the water heater.

He’ll come back next week when I can give him access. Supposedly, he has found no problems so far with mechanicals/structurals. And, considering the water heater was replaced just a year or so ago with a Hybrid (heat-pump/electric) that is super efficient, and even “cools” the garage as it makes hot water, and it is either a 50 gallon replacing a 40 gallon, or a 40 gallon replacing a 30 gallon (can’t remember right now), that should be a win to him.

As for the attic, what he will find is there are no leaks, nor bugs, per the Orkin man that did his termite inspection about 2 weeks ago, and the attic is full up fluffy with R30 blown in insulation even over the garage. More wins for the new owners. Oh, and of course that the HVAC air exchanger is all new with new vent runs. Even more wins.

That is all good news.

On the other FOOT, I am sitting here in snowy northeast Ohio and today saw 5 or 6 dumps that I have zero interest in living near, let alone in.

Tomorrow we (the agent and I) head out to Madison to look at 7 or 8 or more places. Some of those appear more promising on paper, but the ones we saw today didn’t look like dumps on paper either. I am feeling a tad depressed by the buying process.

Oh, the trip up here… Well, first class flying is better than coach. Decent seat room on the 737 and almost enough leg room for even a short person like me. And free drinks and snacks. Shame I don’t drink. For me, while the takeoff was a little stressful, and the flights went okay, the landings bring back bad memories and really raise the anxiety levels to the max. Not something I want to do every week. As for TSA, OMG, WTF, STFD, and lots of other acronyms that just mean it ain’t fun.

However, it will all be worth it if I can find a decent new home.

Time for me to get back to researching houses.
